Terms and Conditions


  • The rates offered are quoted in UAE Dirhams, non-commissionable, and inclusive of a 10% service charge, 7% municipal tax and 5% Value Added Tax (VAT)
  • The rates offered are quoted on a room-only basis.
  • For Major Events and Exhibitions, the above supplemental fees are applicable. Both days are inclusive.
  • Monthly rates are offered for the lock-in period of 30 days on a non-refundable basis.


  • Check-in time is 1400 HRS and check-out time is 1200HRS.
  • To guarantee an early check-in, the booking must be pre-booking the previous night.
  • Check-out can be extended up to 14:00hrs without any charge, upon request and subject to availability.
  • Late check-out between 14:00hrs – 18:00hrs, a 50% charge of the guest room rate will be applied.
  • Check out late after 18:00hrs, a (1) night stay charge will be applied.
  • In the event of early departure, the hotel will charge 100% of the stay on the same booked meal plan.


  • Extra bed charges are applicable for both adults and kids.
  • Adult Rate: AED 125 per extra bed per night inclusive of all taxes on a room-only basis.
  • Only one additional bed is allowed in bedroom apartments.


  • A child aged 0-5.99 years old is FOC and can share with parents’ room on the existing bed and meal plan.
  • Child aged 6-10.99 years old: A 50% discount from adult Extra bed charges is applicable as mentioned above. The same with meal supplement, a 50% discount from the adult meal rate is applicable as mentioned below.
  • 11 years old and above is considered an adult.


  • All reservations should be made in writing, including guest details (name, arrival/departure date, and clear billing instructions), and are to be guaranteed by pre-payment/credit card/company before the guest’s check-in date.
  • Non-guaranteed reservations will be released by 18:00 hours and are subject to applicable no-show/cancellation clauses.
  • All reservations are subject to availability and acceptance by the hotel during booking. No change of names is allowed after a reservation is made.

  • Water, Electricity, Air Conditioning & Wired/Wi-Fi Internet Connection.
  • Fully equipped kitchen facilities such as

Cancellation Policy

  • Cancellation of room reservations received 72 hours before the check-in date will not be charged after that 50% of the stay will be charged.

No-Show Policy

  • No-shows will be charged 50% of the full stay (same meal plan).


  • In the event of early departure, the hotel will charge 100% of the full stay.


  • Guest shall not bring any furniture or fixtures in addition to the ones already provided in the accommodation.
  • Any kind of fixing or nailing of frames anywhere in the apartment is not allowed.
  • Balconies cannot be used for storage, hanging of clothes, or the installation of satellite dishes.
  • Guest must not spoil or change the overall external look of the building at any time.
  • Guest shall always keep the accommodation free of flammable and explosive substances.
  • Guest is responsible for the noise in the suite and should be careful that they are not unreasonably disturbing their fellow residents with, e.g., extremely loud music, private parties, etc.
  • Visitors of the guest are not allowed to consume outside food or drinks in public areas or restaurants apart from the menu of the hotel.
  • Housekeeping and maintenance staff will have full access to the apartment at reasonable times, after checking with the guest to clean and maintain the apartment.
  • Pets: Pets of any kind are not allowed on the premises.
  • Utilities: The hotel will bear the bills of DEWA. However, the guest should not leave the power on whenever the apartment is empty.
  • Insurance: The hotel shall not be responsible for any theft, loss, or damage to any personal belongings of the guest or for any injury to the guest himself /herself or to his/her invitees except to the extent that any such theft, loss damage or injury is caused by the negligence of default of the hotel.

Method of Payment

  • All payments are to be settled before the check-in of the guest.

Breach of Contract:

  • In the event of any breach of the above terms and conditions, the Skylark Hotel Apartments reserves the right to terminate the contract with immediate effect without prior notice.

Disclaimer Notice:

  • The ‘Hotel’ shall not be liable if it is unable to provide the agreed contracted services as a result of any action taken on the part of the Government of Dubai, resulting in the temporary closure or expropriation by or on behalf of the Government (with or without notice) of all or any part of the Hotel accommodation or Hotel services.

Governing Law And Disputes:

  • This contract is governed by the laws of the United Arab Emirates. Any dispute between the parties relative to the interpretation or performance thereof that might not be settled amicably shall be brought before the Dubai- UAE Court.
