Terms and Conditions

  • The Term (Applicable for more than 30 days’ term): The client may prematurely terminate “The Term” by giving the Resort a minimum of Thirty (30) days advance written notice.
  • Should the client wish to extend his/her stay beyond the initially established leased period, the rent can be reviewed from the date onward, subject to available rate on that date.
  • An increase in the number of persons occupying the apartment other than the mentioned on this Lease is not permitted without prior written consent of the Resort. The privacy and comfort of the residents must be respected at all times.
  • Every Client Staying in the apartment/room must be registered at the Front Desk with a valid UAE ID or Passport with valid UAE Visa. This is a strict and mandatory legal requirement.
  • Housekeeping: Regular cleaning of the apartment/room along with changing of bed and bath linen will be done on twice a week basis. Garbage collection will be on daily basis as part of the service. Housekeeping service on a daily basis is available at an additional cost.
  • Deep/Spring Cleaning will be done twice a year along with a pest control in the apartment/room. This will be scheduled and organized after a written notice to the client.
  • The client shall, for the duration of lease, take care of all furniture and fixture in the accommodation, any damage caused to any content in the accommodation or public areas of the premises by the client will be charged or replaced by the Resort at the expenses of the Client
  • The recreation facilities are allocated only to the client and should seek the Resort approval and pay the applicable fees for any extra visitors. The Resort reserves the rights to give priority to its members.
  • The Client shall not bring any furniture or fixture in addition to the ones already provided in the accommodation. Any kind of tampering or nailing of frames anywhere in the accommodation is not allowed. The overall external look of the building should be preserved at all times.
  • The Client shall keep the accommodation free of flammable and explosive substances at all times.
  • Pets: Strictly not allowed in the apartment / room under any circumstances and will be considered a breach of contract.
  • Turnover: On the date of expiration or termination of the term, the client shall vacate the apartment and shall return all keys to the Resort. In the event, the client fails to vacate the apartment at the expiration of or termination of the term, the Resort shall have the right to evict the client and repossess the apartment without any objection by the guest, whom shall be obliged to pay all the outstanding to the Resort.
  • Insurance: Under no circumstances the Resort shall be held responsible for any theft, loss or damage to any personal belongings of the client or for any injury to the client himself/herself or his/her invitees.
  • Changes to the Apartment: No Structural changes or physical modification can be made to the apartment or to any of the furniture and equipment without the prior written consent of the Resort. If any change is made, the Resort will make the necessary reparation, alternation or replacement and charge the related cost.
  • Use of the Premises: To use the premises only as a residential apartment/room and not to use it neither for any other profession, trade or business nor for any other purposes whatsoever without obtaining the written consent of the Resort Management. The Client shall also not to use or permit the use of Premises for any illegal or immoral purposes. Any sort of illicit activities is strictly forbidden in the apartment/room or within the premises
  • Inspection and Compliance with Notices: To permit the Resort or its agents to enter the Premises for the purpose of (1) cleaning, or (II) viewing the Premises, the furniture and fixtures therein and repairing any damage, or (III) viewing the Premises in the company of other prospective clients, or (IV) inspecting the Premises for safety, orг (V) for the purpose of taking stock of the inventory.
